Swire Properties has released its operating results for the second quarter of 2026. For the six months ended June 30, retail sales increased across all six of its mainland China shopping malls.
Shanghai’s HKRI Taikoo Hui recorded the strongest growth, with retail sales rising 82.2% year on year. Beijing's Taikoo Li Sanlitun followed with a 63.2% increase, while Taikoo Li Qiantan, Taikoo Li Chengdu, Taikoo Hui Guangzhou and Indigo reported growth of 13.9%, 13.8%, 9.3% and 3.2%, respectively.
Leasing performance also remained solid. Taikoo Li Sanlitun maintained full occupancy, while HKRI Taikoo Hui's occupancy rate increased from 96% at the end of last year to 98%.

HKRI Taikoo Hui was undoubtedly the portfolio's standout performer. After retail sales grew 49.6% for the full year in 2025, the figure surged to 81.5% in the first quarter of 2026 and remained at a similarly high level in the second quarter. Much of that momentum can be traced to the opening of The Louis in June 2025.
Combining a Louis Vuitton store, exhibition space and a café, the concept destination quickly became one of Shanghai's most talked-about openings. Its influence has extended well beyond luxury retail, establishing it as one of the city's newest commercial landmarks.
While The Louis may not convert every visitor into a luxury shopper, it has given HKRI Taikoo Hui something it previously lacked: a distinctive identity.
Originally positioned as a premium retail destination, HKRI Taikoo Hui began expanding its luxury offering in 2022. Over the past few years, it has welcomed brands including Givenchy, Loewe, IWC Schaffhausen, Balenciaga and Rolex. The opening of The Louis proved to be a turning point. It not only drove foot traffic but also strengthened the mall's appeal to leading luxury houses.
Most recently, construction hoardings for a Gucci boutique have appeared at HKRI Taikoo Hui, signaling the arrival of another major luxury brand.
Meanwhile, Taikoo Li Sanlitun has continued to reinforce its position as one of China's leading luxury retail destinations. Over the past year, following the completion of the upgrade at Taikoo Li Sanlitun North, flagship stores from Louis Vuitton, Hermès and Tiffany & Co. have opened, further elevating the project's architectural appeal and retail experience while strengthening its competitive edge in Beijing's luxury shopping landscape.
